This is probably one of the most difficult questions to get a satisfactory answer to. It is also a bit of a “how long is a piece of string?” type question, however there are a few websites out there that will get you to a “rule of thumb” number. They generally deliver a build cost per square foot or meter, however they may not take into account items such as the complexity of the build, whether there will be underpinning to the existing property, whether steels will be required, and whether environmental issues such as the proximity of trees and sewers and drainage need to be accounted for. They also do not look at the level of finish you require and whether you are happy with budget fixtures and fittings, or if you want specific brands, or bespoke designs. This being the case, these should be taken as a rough guide only, an indication, and should not be used as an expectation that that the quote will match. The only way to know for sure is to discuss any complexities with your architect prior to requesting a quote, or to make the enquiry to your builder (or shortlist) of builders directly.
